Roofing Repair and Replacement

Many issues can result in the need of a roof replacement or repair work. These issues include wind or hail-storm damage, falling or rubbing tree limbs, people walking on your roof and old or sun-damaged shingles. Many people do not get up on their roof on a regular basis to assess for damage, but there are other ways to tell if your roof is in need of a replacement or repair.

 

If you have the presence of granule along the footing or in the grass around the perimeter of your home or in your gutters, you need your roof inspected. Your shingles will begin to appear like they’re “balding” and exposing the fiberglass and oftentimes the black, asphalt layer underneath the colored granule. Bubbling in your drywall or ceiling texture, as a result of moisture, is another indication of a possible roof leak. With the notorious Panhandle winds, it is important to check periodically for missing shingles. Storms and strong winds can rip shingles from the roof and create exposed areas, resulting in leaks.

Flashing, Valley, Skylights and Vent Pipes

There are instances where a roof may have damage and leak due to defective or deteriorated metal flashing. Drip edges prevent water from seeping under roofing along the edges of rakes and eaves. They’re applied under roofing underlayment along eaves and over roofing underlayment along rakes. Step flashing steps up a roof to protect where the roof meets the side walls of dormers, chimneys, and some skylights. It consists of a series of right-angled metal pieces; each section is worked into a course of shingles so that it overlaps the section beneath it. The flashing’s vertical edge is usually tucked under siding or capped with a second counter flashing that is mortared into the chimney or caulked along a skylight so water can’t seep in behind it.

 

Valley metal protects the valleys where two roof planes meet. This flat, or sometimes W-Shaped, channel is placed over the top of the building felt before the roof’s finishing material is installed. Vent pipe flashing fits over flues and pipes. It is cone-shaped with a flange at the base, which is worked into the shingles as the roofing is applied.

 

The chimney is one of the main culprits of a roof leak. Most of the time, it’s due to cracked or damaged flashing. These are thin strips of metal installed around the roof, which provide a seal in areas where the roof intersects. Chimney flashing is bent at a 90-degree angle with one side laid under the shingles and the other side fastened into the chimney. The top of the flashing is then sealed with caulk, which will age and fail over time. If the flashing isn’t properly sealed or fastened into place, water can intrude and enter your home. Even the flashing itself can wear down over time after prolonged exposure to weather, so it’s important to have your chimney inspected once a year, especially in our rough climate.

 

Skylights can be a beautiful addition to your home. However, they can also cause headaches if they start leaking. There are two main causes for this type of leak: improper installation or worn weather-sealing along the skylight edges. With a poorly fitted skylight, leaks can grow down the sides and the rubber seal around the glass, ruining the water barrier. Most skylight leaks occur due to flashing issues or poor installation.

 

Another common place where your roof can leak is around a vent pipe. Also known as a plumbing vent, this pipe protrudes from the roof to allow air to escape from the home. A vent pipe has flashing around it or a rubber boot to seal the top of the vent. After enduring the weather over time, the flashing may become worn and cracked, leading to a roof leak. The rubber boot can fail in as little as seven years, so periodic maintenance can help stop roof leaks before they happen.

Defective or Improperly Installed Shingles

Something that doesn’t happen often, but can happen is the installation of defective shingles or shingles being improperly installed by another contractor. Some indications of either of these things can be if:

  •  You have several missing or loose shingles.

  •  Your shingles are curling, cracking, dry, or blistering.

  •  The roof is sagging.

  •  There are dark/dirty areas on your roof.

  •  You have granules in your gutters.

  •  You notice several exposed or loose nail heads.

 

There are situations where we are able to work with the shingle manufacturer, if the shingles are deemed defective, to replace the roof with non-defective shingle at no charge to the customer. This usually requires onsite photo documentation and sample collection for laboratory analysis.

Clogged Gutters

Leaves and other debris can clog gutters. This can cause rain run-off to overflow behind the gutter and leak along the walls inside of your home. Be sure and add gutter maintenance to your to-do list after leaves have fallen from your trees in the late fall to prevent this overflow after heavy snows and spring storms.

When Should You Check Your Residential Roof?

It is important that you check your roof for needed repairs seasonally. The National Roofing Contractors Association (NRCA) recommends checking your roof during the fall and spring to help spot potential problems. You should also inspect your roof after a major storm that involved high winds, hail or flying debris.

 

It is also important to check your roof more frequently if you have problematic areas or large trees or vegetation that could clog your valleys or gutters. It is also possible to have mechanical damage to your roof caused by low-hanging power lines rubbing your roof.

 

A key point in doing inspections is the need to stay safe. We invest a lot of time training for safety. Getting on a roof is not for everyone. You can look at a roof from the front or backyard and occasionally see some damage, but you might miss some things that you would not see unless you are on the rooftop. Not everyone should be on a roof. If this is you, call a professional that has been trained to safely conduct the inspection. If you feel that you are able to inspect your own roof, have someone there to spot you on the ladder.
